Showing your home to a buyer

Achieve the best showing conditions:


Many families tend to learn to live with a broken door knob, a cracked light switch plate, or a barking dog… But, all of the little things you’ve grown used to dealing with should be repaired or prepared before showing your home. With regard to repairs, you must still use caution in planning major improvements you think will raise the price of your home. An investment in a paint job where it’s obviously needed will be well worth the cost. The same is true with carpeting that is shabby enough to be a turn-off and makes the Buyer’s walk out within the first five minutes. But, keep in mind that most people out shopping for a home prefer to plan their own major changes. So, it’s wiser to sell them the potential at a price they can afford and stick to lesser repairs that help the home show well enough. Problem is that most opportunities for an offer are lost during the showing appointment and aren’t always related to repairs…  

Please, please, please:

1. Try to avoid being home during the showing appointments. 

2. Allow your agent to discuss price, terms, repairs, possession, and other factors. 

3. Send children and pets outdoors. Keep house quiet.

4. Open blinds and turn on lights. Make it bright. 

5. Never apologize for the condition of the home. 

6. Be courteous.

The agent is an experienced professional who will be able to view your home objectively and make suggestions that will improve the appearance and chances of selling. That being said, try to think about how you like to shop for anything. You wouldn’t follow a stranger into their fitting-room…would you? The same goes for clients viewing your home. Most people are not comfortable having the Seller hover over them as they critique their home or appreciate distractions while they’re trying to make major life decisions. So, make sure what you’re selling is in a condition fit for sale and then let the agents do what they do best. Allow the prospects space to speak freely. Give them a quiet environment and an unobstructed view of your home that’s free from clutter. This way, you’ve done your part and can rest easy knowing that you are doing all you can to maximize every showing appointment and getting closer to the offer you want!
